01 · Who we are

Who this policy covers

SEDA is an ambient-AI assistant for real-estate agents and brokerages. You finish a showing, talk through the deal, and SEDA drafts the standard contracts and forms from what you said, with a required, field-by-field human confirmation step before anything is produced.

This Privacy Policy explains what information SEDA (“SEDA,” “we,” “us”) collects, how we use it, who we share it with, and the choices and rights you have. SEDA is operated by Daoud LLC, located in Virginia. It applies to our website, web application, and related services (the “Service”).

SEDA is a software tool. We are not a law firm and do not provide legal advice. You remain responsible for the contents and use of every document you produce.

02 · What we collect

Information we collect

  • Account & identity information. When you request access or create an account: your name, email address, and (optionally) phone number, plus professional details such as your real-estate license number, brokerage or firm, and association membership information used to confirm you may use a given form.
  • Voice recordings. The audio you record when you talk through a deal.
  • Transcripts. The text transcription generated from your recordings.
  • Deal information & field values. The information contained in what you say and the values SEDA extracts to fill form blanks, for example party names, property addresses, prices, rents, deposits, dates, and contract terms. This can include personal information about other people in your transaction (such as buyers, sellers, tenants, or landlords) that you choose to speak aloud.
  • Confirmation & audit records. Which AI-suggested values you accepted, edited, or left blank; the verbatim evidence quote tied to each field; and who confirmed each value and when (including, where applicable, the license number associated with a confirmation).
  • Recording-consent records. Records that consent to record was obtained, such as the parties present, the method, the declared jurisdiction, and a timestamp.
  • Usage & billing information. Your subscription tier, the number of forms you process, and billing details. Payment-card details are handled by our payment processor; we do not store full card numbers.
  • Device & log information. Standard technical data such as IP address, browser and device type, timestamps, and service logs used to operate, secure, and debug the Service.

SEDA is built to capture only what you actually say. If you don’t state something, the field stays empty. SEDA fills factual blanks and selects legal/clause language only from a closed, attorney-reviewed set; it never composes new legal language.

03 · How we use it

How we use your information

  • To provide the Service:transcribe your recordings, draft your forms, show you the evidence for each value, and let you confirm, edit, and export.
  • To maintain your compliance trail:preserve the per-field evidence, your confirmations, and consent records that document how each document was produced.
  • To manage your account:authenticate you, confirm form entitlements, and provide support.
  • To handle billing and metering:count forms processed and administer your subscription.
  • To keep the Service secure and reliable:prevent abuse, debug problems, and enforce our terms and usage limits.
  • To comply with law:meet legal, regulatory, and recordkeeping obligations.
  • To improve the Service:understand which features are used and where the product falls short, using the least identifying data we can.

We do not use your recordings, transcripts, or deal information to train artificial-intelligence models, and the AI providers that process them on our behalf are contractually directed not to use them to train their models either.

04 · AI & how SEDA works

How AI is used, and where you stay in control

SEDA uses third-party AI services to turn your speech into a draft. Speech-to-text is performed by Amazon Transcribe, and field extraction is performed by Anthropic Claude models running within Amazon Bedrock. These run inside our cloud environment in the United States.

  • AI output is a draft, not a decision. Every value SEDA proposes is shown next to the verbatim quote it came from, and you must review and confirm each field before a document is produced.
  • The AI never drafts legal language. For legal or clause fields, SEDA can only select from a closed set of attorney-reviewed options when you explicitly state one; anything it cannot match is flagged for you and left for you to decide.
  • Nothing is auto-submitted. SEDA never files or signs a binding document on your behalf.
  • Your content is not used to train foundation models, as described above.

06 · Who we share with

When and with whom we share information

We do not sell your personal information, and we do not share it for targeted advertising. We share information only as needed to run the Service:

We may also disclose information to comply with law or a valid legal request, to protect rights and safety, or in connection with a merger, acquisition, or sale of assets, in which case we will continue to protect your information consistent with this policy.

The companies that process information for us are our service providers (subprocessors) and are permitted to use it only to provide their service to us, under terms designed to protect it.

07 · Storage & retention

Where your data lives and how long we keep it

Your information is stored and processed on cloud infrastructure in the United States. We keep different kinds of data for different periods, because some of it is transient and some of it is your compliance record:

When a retention period ends, we delete or de-identify the information. We may retain certain records longer where required by law or to resolve disputes.

08 · Security

How we protect your information

We use industry-standard safeguards, including encryption in transit (TLS) and at rest, access controls and least-privilege permissions, network isolation, and limits designed to prevent abuse. We restrict access to your information to those who need it to operate the Service.

No method of transmission or storage is completely secure, and we cannot guarantee absolute security. If we become aware of a breach affecting your personal information, we will notify you and the appropriate authorities as required by law.

09 · Your rights

Your choices and rights

Depending on where you live, you may have the right to access the personal information we hold about you, correct inaccuracies, delete it, obtain a copy in a portable format, and opt out of sale, targeted advertising, or certain profiling. SEDA does not sell personal information or use it for targeted advertising or such profiling.

Virginia residents have these rights under the Virginia Consumer Data Protection Act, including the right to appeal a decision about a request. To exercise any right, contact us using the details below; we will respond within the timeframe required by law. We may need to verify your identity first, and some records, such as consent and confirmation records tied to executed documents, may be retained where the law requires it even after a deletion request.

10 · People in your deals

Information about other people in a transaction

Much of the personal information SEDA processes about buyers, sellers, tenants, landlords, and other parties is information that you, the agent, choose to speak aloud. For that information, the agent and brokerage are generally the controller of the data, and SEDA acts as a service provider/processor that handles it on your behalf and under your instructions.

If you are an agent or brokerage using SEDA, you are responsible for having a lawful basis to process the personal information of the people in your transactions and for providing them any notice required by law. If you are an individual in a transaction and have questions about how your information was used, please contact the agent or brokerage you worked with.

11 · Children

Not directed to children

SEDA is a professional tool intended for real-estate agents and brokerages. It is not directed to children, and we do not knowingly collect personal information from anyone under 18.

12 · Changes

Changes to this policy

We may update this Privacy Policy as the Service evolves or as the law requires. When we make material changes, we will update the “Last updated” date above and, where appropriate, notify you. Your continued use of the Service after an update means you accept the revised policy.
